Design-build requires that the construction company involved have a broad range of internal resources capable of interacting with the design professional, engineer and/or architect, to create a partnership in which everyone involved is working towards the client's goals. Walton's full-time staff of estimating, scheduling, safety, quality, value engineering, and construction experts work with the design team and the client to assure that the design is of the highest quality for the money available and is deliverable within the schedule and budget set for the project.

If construction management is implemented during the pre-construction phase of the project, significant budget and schedule control can be achieved through fine-tuning of the design. Since the personnel assigned as project manager and senior team members are experienced in construction management, they have both the expertise and decision making authority to represent the owner in the management of the project.

Pre-construction services are frequently believed to entail only estimating services. These are important, but Walton believes that a more proactive management of the design phase of a project will help to assure that the design reflects the budget, schedule, and design needs of the client. Experience has shown that as much as 80% of control of budget and schedule are within the design phase of the project. Walton has developed and actively utilizes a pre-construction services approach that provides this proactive management to its clients.

Walton has completed the majority of its work as a general contractor on either hard bid or negotiated projects, with approximately 50 percent of its work being in the hard bid arena. Walton has completed projects ranging in size from over $250 million to as small as $200,000 as the general contractor.
